  • Hi Rachel- I had to chime in real quick on your rental property......If you are receiving $600 cash flow per month on the rental....you are winning! That is very good. Be careful with a "pain in the ass" tenant. I have had them too. Here is an good strategy to consider......They need to understand that paying late impacts you too. We all have bills to pay. Therefore raise the rent by $100 and offer a "$100 discount" for paying ON TIME. Draw up an ammended lease when the time comes and make it clear. For example...rent is $1100 if paid by the 15th. If they pay by the 1st of the month...only $1000!, If rent is not paid by the 15th, it is considered delinquent and start the eviction process. Obviously consult with an attorney as needed for the specific state. Just something to consider from a guy on the internet:) One of my uncles gave me this advice a few years ago and he found this to be very successful with his rentals in Florida. Jeff

    Put it in the barn !! Yes !!. I just helped s friend clean stuff out of her son’s storage unit that he paid for for 2 years. Everything was moldy and needed to be thrown out. Everything was junk . He could have saved 1,400.00

    Where in Maine? I live in Maine....northern Maine. I lived in Southern Maine for 20 years and just moved back to northern.... Presque Isle Maine. I was able to afford to purchase a 3 bedroom house , 2 bath farm house in downtown presque isle, with a 2 story garage /barn and a large basement and yard for only 160k. I put alot down and have onky a $850 / month mortgage. Rent an apartment downstate would have cost me $3k/month ..... even up here rents are over $1k a month for a bedroom. I'm grateful
  • I am. Maine girl born and raised. It's really a wonderful state. Housing is less expensive than many other places. Still over priced but I wish you the best and can help with Maine questions you may have. I am now in 3rd home here.

    Good luck with everything rachel i know with time everything will happen for a reason. $650 cash flow on one unit is awesome. Im striving for that as well if my tenant would only pay i just sent the notice to quit so lets see if they pay or move , the whole process just sucks. Hopefully the job either gets better for you or find a better opportunity in maine. Im glad you have family to lean on in this time. I agree too im enjoying watching people who have real lives not this overly edited smoke and mirrors show some people put on. Its like catching up with a friend.

    I higher school kids to move stuff even at $20 each it's cheaper than adults.

    Sorry you are getting derailed on this new job and the move. You have good support with your family, so keep that positive in focus. On the cancellations, It is very early in the month, and a holiday hit. So sending good vibes that there will be fewer cancellations for the remainder of the month and you can get your 12 days in. On the sea sickness, both my dad and my husband get bad sea sickness on open waters. Dad said it was months for him to get his “sea legs” that was when he served in the navy during war time, and no dramamine. My husband never had luck with dramamine. At best it took the edge off, but he got a prescription for a scopolamine patch from his doctor that did the trick and no drowsiness. It goes on behind your ear, 4 hours before you go to sea. A second patch replaces the first after 24 hours so a total of 48 hours for a longer trip. He could get two 24 hour trips on one prescription fill. If you can swing it, this might be an option for you to look into! Not too pricy either!
