How I made an extra $1,600 a month (Rental Income)

Published 2019-12-12
Let me tell you a story about how I was able to make an additional $1,600 a month in rental income as well as increase the value of my property by $320,000. I was able to do this because I noticed something other investors didn’t. I was able to spot a diamond when all the other investors only saw coal.

It's all about being creative! Many investors probably didn't have the cash to fund the improvements.
  • Good tips Bin! You are getting good returns and you knew what the customers would want!
  • I love the analogy that you seen a diamond when everyone else seen coal. This is exactly people need to understand. Great video!

I realized what you were going to say when you said the _ was dying. Smart move and that way no more complaints about that utility since they can control it!

I don't own any real estate in my portfolio right now but that is a long-term goal of mine in the next 2-5 years!! This video is very informative!! Thanks so much for sharing!! great instinct and analytic skill you have! i hope i have such instinct
  • Absolutely love this video! I really liked how you sectioned the room further for more tenants, brilliant in increasing cash flow. What is your exit strategy for this property? Do you intend to flip it or gear up or simply buy and hold? Looking forward to learn from you!

Great video and explanation. I really like how you show the floor plan, what program you use to able to move it around so easy like that. I'm looking for a real estate investment myself. Do you think renting to the student would be a little more work since they move out almost every year? The cost of fixing it and finding new tenant.

I’d love to get into real estate sometime. My DIY skills are a bit lacking at the moment! Haha
  • Dang that place needed a ton of work. Great job though, it looks like it turned into an awesome rental to have.

Real estate takes a lot of time, unfortunately. You are lucky!
