The supply is only going to continue to SKYROCKET, especially if the BOC cuts a time or two. The problem is that house prices are in a MASSIVE speculative bubble and the smart people are going to wait and watch prices drop...
  • Hit 200k today. I'm really grateful for all the knowledge and nuggets you had thrown my way over the last months. Started with 14k in May
  • The eternal optimists. You are right though, if houses are priced right, which means lower, sales will be fast. The downward pressure is getting stronger as desperation creeps in. Buyers market is now the way.
  • One side's gotta give and it won't be the buyers. Price drops incoming!

Your information is much appreciated, but let's know the difference between 'TO' and 'TOO', so that your information would have more weight and credibility.
  • Big question! How many buyers are actively looking, I wonder how many potential buyers are actually seeking mortgages, maybe the market has actually run out of a volume buyers? I know many young first time buyers have given up buying, at least for the next few years, they are the ones that drive the market, that is why the high end homes are not selling, no sellers can move up.

Thank you for the information you share. Sellers keep on hoping demand will pick-up, that is the issue, that is why they are overpricing their homes, hoping that sales will increase by fall. If the rates drop again, that only means we are in trouble, not good news by any stretch of imagination.
  • I’m curious to know the YoY numbers for the number of loan pre-approvals. I’m curious if it’s the banks not approving as many mortgages.
  • The smart people are waiting for prices to drop, if they don't they will leave the area for better ,prices, why does anyone need to live in Barrie, there only low paying jobs here, so maybe you get the Toronto people coming for a better price than Toronto, but do they want to commute
  • what kind of money do these people make? can they afford to eat? a side-by-side - row house is 650k? wut
