i've always had this image of the life i've always dreamed of. i promised myself that i'd get there one day, but i don't think it really happens that way. for so many years, i told myself i'd start to live my dream life...next year after i figure "x" out. and there's always a new "x" (and a new "ex" lol). i think i've developed a habit where i always find a new excuse to not actually put myself out there to chase my dreams. i constantly stay in the state of saying "i'd love to be doing this one day, but..."

and that "but" never went away. in fact, i think i actually held onto them bc it's so safe to throw blame onto something else that's holding you back. i've always wanted to be a singer. I've want to dance. I want to have a home to call my own. but i've always hid behind being "too busy" to actually try. my life will never change if i stay this way, so this chapter is about facing those fears and intentionally living a life of my own design.

outside of adulthood anxiety, it's time to cue the confetti… bc we just hit 50k on youtube! ahh! it's been so fulfilling to be part of this growing chlommunity of really sweet, supportive, kind people. i have a few words to share at the end of the video for you, esp if you've been here since the beginning. i see every single comment and message and it truly keeps me going - even on my worst days. here’s to celebrating this first milestone and for many more to come.

    Dude, I feel you on the housing situation. lol. Just a few pieces of advice: (1) Location trumps anything else (Find a location that you're totally good with living in for the next 5-7 years minimum, the longer the better for your ROI. Seeing as you mentioned you want to start a family, generally be prepared to pay for a premium for good school districts -_-); (2) When looking at a house for a potential renovation project/etc. Bones and structural elements > anything else. (Foundation and plumbing are a pain in the butt to fix/move/alter and its is always a bigger project than you expect). (Also ask or pull the history of building permits on the property as you should be weary of unpermitted improvements.) (3) Make a list of things you want vs. need, so you can confirm that the house is solid, as you will probably compromise on something, just make sure its something that its on the want list and not the need list. (Ex: For me, fiber-optic internet is a non-negotiable as I spend a lot of time online for work and leisure. For my wife, its good schools for the kids and proximity to Asian grocers. For my kids, its parks and proximity to kids their age.) (4) Negotiate with everyone in the chain of your purchase. (Your real estate agent (generally they can give you a rebate), your seller (they can give you credits), your mortgage broker (they can give you credits as well), everyone. It result in like 30-40k saved for myself.) (5) Buy the worst house in the best neighborhood, rather than the best house in the worst neighborhood. (You can always improve the house to match the high-end neighborhood, but you cannot improve your way out of a bad location). (6) Last but not least, DO NOT BUY A HOUSE WITH A BOYFRIEND/GIRLFRIEND/Significant Other unless you're married in my opinion. It just adds way too much in terms of complexity and legal issues. I know this may sound old-fashioned, but there are specific legal protections for marriages, less so for SO. For the SO, it would be 100% determined by whatever pre-agreement the two parties had and also what are the terms of the mortgage. This is on top of all the other financial literacy advice like credit scores, debt to income ratio, down payments, PMIs, etc. Hope this helps. Just take it one step at a time. lol.

    Love how you continue to grow as an individual along with your content and channel. I’ve been meaning to try dancing as well, and this vlog inspired me to really get out there and step outside my comfort zone.   • I feel you on the housing stuff. About 80% of my friends that were in California moved out. It simply isn’t worth it. I’m struggling to find something I’m willing to pay for in Chicago. There’s a difference between what the bank says I can afford and what I’m willing to pay 😂. Side note: isn’t the ADU just an extra? That’s the way I look at it. If I had two identical houses I was looking at and one had an ADU I’d get that one. I don’t see it as a con at all. You don’t have to have people live there, it’s just an extra unit you can have for guests, home office etc.

    Praying for your big life milestone of buying a house! Peak adulting! As my real estate agent told me, flips look nice on photos, but oftentimes the renovation job was rushed and didn't pay attention to details. All the nice stuff can also be hiding some red flags in the house's inner construction. Good luck with the search!

    I saw on tiktok that lot of new houses made past 2020 are made of horrible material because of the post-covid demand and supply chain issues. Meaning more housing were made, but they're made of the cheapest out there. That's something to consider; good luck on your house hunting!
