Didn’t even need the e-signature. The defendant admitted to having a verbal contract for 10% of the sale price.

If the defendant had not been a liar and a snake, he would only be out 500. Now he has to pay 3500. It's amazing what honesty and being a law-abiding citizen gets you.

I had a similar thing happen when I was interested in buying a home and very close to reaching an agreement. The owner seemed so eager and happy for the sale to happen that he said the home sale price would include all the furniture and appliances since he was moving overseas. The owner decided a few days later the furniture and appliances would no longer be included after all and he was going to sell them in a yard sale. Then the following day the owner suddenly decided he wanted to have me "wait for a few months" to complete the sale. Finally found out the reason he wanted the delay is to cut out the real estate broker out of her commission so he could essentially pocket the savings with a direct sale while making me wait for months for nothing. Screw that guy. My broker and I moved on and found another home that I purchased.

This defendant seems to believe that a verbal contract isn't enforceable. They're harder to prove the details of, but they're valid, and the defendant seems to be agreeing with what the plaintiff has claimed were the terms. And his not remembering what he had just signed (probably because, like most of us, he didn't read it before signing it) really undermines his claim that he never signed a contract with the plaintiff. Does he perhaps not remember?

The defendant didn’t read the contact too see that it was exclusive for 1 year. My friend is selling her house and the realtor just tried to do this as well. I noticed and we negotiated for 3 months.
